Find The Right Site With The Right Insight

When it comes to opening a franchise, the right location is essential for success. Surprisingly, the degree of franchisor involvement to help find the perfect site and negotiate terms of the lease can vary significantly. Entrepreneur magazine offers three important factors to consider when searching for the perfect place to set up shop.

1. Seek Out Savvy Support – While franchise agreements usually include rights to a specific geographic area, you have countless potential sites to choose from and it’s critical to determine the environment that will contribute the most to the success of your new business. This type of analysis demands an experienced franchisor who has studied locations for franchise success, and works with a team of knowledgeable real estate brokers or a commercial broker network.

 

2. Study The Surroundings – It’s just as important to understand the area around your business, from demographics to traffic patterns, as it is to find an appropriate location. It’s also wise to check with the land use office of the municipality to learn about current and future building projects, and any potential competition they may contain.

 

3. Look Closely At The Lease – It’s strongly recommended that franchisees retain legal counsel to negotiate the details of the lease. This will protect the franchisees’ best interests and ensure that the lease allows for fulfillment of the franchise agreements, including signage, space configuration and additional factors. Lease agreements are notorious for hidden charges, such as common area maintenance fees and percentage rents, which franchisees may not be familiar with but will come to regret.
